The Cornwall Office provides project management for any significant maintenance or improvement work at your Cornwall property. This includes:

  • Roof replacement or significant repair
  • External and internal redecoration programmes
  • Bathroom and kitchen refurbishments
  • Window and door replacement
  • Damp treatment and remediation
  • Electrical rewiring or significant upgrades
  • Plumbing replacements and system upgrades
  • Garden landscaping and structural works
  • Drainage and groundwork projects
  • Any multi-trade project requiring contractor sequencing

How does project management work?

Our project management service follows a clear process designed to give you complete visibility and control without requiring your presence in Cornwall at any stage.

  1. Initial assessment: We visit the property to assess the scope of work and document our findings with photographs.
  2. Specification: We prepare a clear specification of the work required, which becomes the basis for quotations.
  3. Quotations: We obtain a minimum of two quotations from appropriate vetted contractors.
  4. Recommendation: We present the quotations to you with our recommendation, based on contractor quality, price and programme.
  5. Appointment and briefing: On your instruction, we appoint the selected contractor and brief them thoroughly.
  6. Access management: All contractor access is coordinated through our key holding service.
  7. Progress oversight: We visit the property throughout the project to monitor progress and quality.
  8. Progress updates: We keep you informed throughout with regular updates, photographs and any variations that arise.
  9. Completion check: On completion, we conduct a formal quality check against the original specification.
  10. Sign-off: We confirm satisfactory completion and, where appropriate, obtain relevant documentation from the contractor.

Project management fees

Routine contractor coordination is included within your membership for all smaller maintenance tasks. Larger projects that require multiple quotations, detailed specification, extended contractor oversight or significant administration are subject to a transparent project management fee:

  • Projects under £1,000: Included in membership
  • Projects £1,000–£10,000: 10% project management fee
  • Projects over £10,000: Fixed bespoke fee agreed in advance

All fees are confirmed before any work commences. There are no hidden charges and no surprises.
